The Situation

Payam Music was in the midst of expanding across Southern California and needed to adapt two existing commercial spaces — one in Irvine and one in Encino — to support its fully private, one-on-one lesson format. In both cases, the challenge was the same: fit as many soundproof teaching rooms as possible within the available footprint, without compromising accessibility or exceeding the construction budget.

What We Did

We were involved from predesign at both locations, working with the client to define an efficient layout of private teaching rooms and common areas tailored to each site's particular geometry. We produced the full set of construction drawings and managed permit submissions to the respective cities, securing approval for both projects while ensuring compliance with building and ADA accessibility requirements.

The Outcome

Both locations received full permit approval, laying the groundwork for a design that maximizes usable teaching space at each site while meeting all local code and accessibility requirements — within a controlled construction budget. The replicable approach developed across these two projects sets the foundation for future expansions of the brand.
