Scotti Residence

A homeowner wanted an attached ADU, assuming their converted garage couldn't be replaced — we found a way to give them a new garage instead, without giving up anything.

The Situation

The client had converted their garage into a family room and believed lot constraints made rebuilding a garage impossible. Their plan was to move forward with an attached ADU and accept the loss of the garage for good.

What We Did

We reviewed the lot's actual buildable limits and found there was enough room to construct a brand-new, code-compliant garage — no ADU required. This approach also freed up additional space for a laundry room and a service bathroom.

The Outcome

The client kept their family room exactly as it was, gained a new standalone garage, and added a laundry room and service bathroom — a simpler, more valuable solution than the ADU they originally came in for.
